今天看来一个白菜房，我实在难以想象管理白菜房会是神马样的生活。

从我立志要做地主以来，好几个月了，我的 agent 一直没有给我找到 cape rate 8~10% 的 property. 我差不多给他下死命令了。找不到这样的房子不要来见我！ ：）

昨天他通知我：“This might be a good opportunity!". 我迫不及待的去看了。我的天啊，这是神马房子啊！REO, asking for ~$266k, cash only. 就算按这个价拿下，再花1~2W fix the probelems assuming no permit issue, cape rate is about 9%. 估计两个小房间是无 permit 加上去的。

在看房的时候，一卡车停下来，一白银男子和一 hispanic 女子 ask if it is available for rent. 估计租出去没有问题，租金应该在~$2700/month (1000 + 900 + 800 for the three units). There is only one water heater, one utility meter, I can see tremendous trouble managing THREE potentialy problematic tenants. Life will be miserable. 同学们，这种生意值得花生命去做吗？

不知道其他地方 （比如白菜丰收的 DFW） 是神马一种景况。这样的房子属于白菜，还是烂白菜？
