这两周重贷了两百万出来，现金去close两个deals

一个是上次签下来的教堂改建的7家庭，一个是上个月签的两家庭。今年到目前为止，总共买了32个units。今年要消停一下了，后半年，有机会再买进吧，但是感觉目前市面上inventory很少。

 

这两个deals买下来后还是同样操作，7家庭的那个买下来，涨租，看这些租客跑不跑，跑了就稍微翻新一下招租。不跑的话，就更好了。直接拿新的rent roll找银行贷款。那个两家庭，是空的，买下来估计要做下油漆地板。然后招租，重贷。

 

下下周就回国了，目前在卖自己的车子，送孩子的玩具给朋友，美国的东西都带不走了。十几年前，来美国的读书的时候，就带了两个箱子，内衣里缝了一个内包，装了1000块美金。现在马上回国了，挺感叹。当时，以中国人身份F1来美国读书。现在全家以美国人身份以团聚类Q2签证回中国。真的是一个循环。从来没在国内除了校园以外真正生活过。

 

说说我的美国经历。我在国内读完本科就来美国读研究生了。然后毕业当码工，干了3年，就当地主了。一边干码工，一边干地主，干了3年，就quit w2了。然后全职地主干了7年到今天。在美国遥控当地租，干了4年了，觉得一切理顺了。准备回中国遥控。每年可能还是要回纽约一次到两次，很多时候是银行重贷，必须我去签字。找deal，看房，翻新，管理房客，这些基本都能遥控。银行重贷，比较麻烦，他们很看重当面签字。

 

另外，我准备在国内保持我美国的手机号，准备从google fi换到t-mobile，开国际漫游数据。
