老朽,柠檬,地主们,请问该如何处理这法规的变更
以往都是在租客入住前收取 first+last+1 month security deposit。
刚听说州政府2024有了新政策:a limit on the amount of a security deposit that
a landlord may require. During the first year of a lease the landlord may not require
a security deposit of more than two months’ rent. At the beginning of the second
year of a lease the landlord may not keep a security deposit equal to more than
one month’s rent and must return any money greater than one month’s rent still
being held as a deposit.
现在知道了这个新规定,添了很多烦恼想请教老地主们。
1,住了超过1年的房客我现在都要给他们退款吗(last month rent)还是装作不知道。
2,如果没有了last month rent在手,租客如果一旦不交租启动进入驱逐程序,保证金
势必被充作所欠的租金,然后后期的所有维修费用都得房东自掏腰包损失。
地主们有没有什么经验可以交流,谢谢!

2024-11-03 10:34:07房客没提就别自做烦恼,规定没说不可以收last month rent。出台对房东不利规定,逼的房东严格挑选房客。
