出租房里面冰箱洗衣机之类的电器在租约里应该怎么写？出问题应有谁负责修？

自住房变出租房，里面的冰箱，微波炉，洗衣机，烘干机，炉灶等留在房里供租客使用，在租约里应该怎么写？出问题应该谁维修？哪位前辈有模板可以分享吗？先谢谢了

interesting, we have a standard lease w/ a checkbox 4 each.

if the box is checked, then it’s usage and repair (landlord)

are included. Just a FYI.

最简单实用又符合规则的做法是，洗衣/干衣机不写入合同，当成送给房客的，以后便由房客自己维修，当然，他们也可以带走或扔了。
