请问当前的投资策略

各位大佬， 小弟坐标DFW地区, 持有一些SFH and small apt complex. 前十年这边也是房价飞涨。 现在基本都没有正现金流了。. 

请教大佬们， 在这种高房价， 高利率的情况下， 你们的地产投资策略的大方向是什么。 

1. 自己开发

2. 买远程的

3. hold cash for next opportunities. 

我还没经历过 real estate downturn. 现在的情形有没有future downturn的迹象。
