在下最近对商业地产投资有强烈兴趣, 特别是Absolute Triple Net Lease property by big Pharmacy Chains, such as:
5.5-6% Cap rate, 15 years initial Absolute NNN lease with 5% increase every 5 years, corporate guarranty by CVS or Walgreens (investment grades), no landlord responsibilities.
手上有现金也有Credit Line (at a floating rate of SOFR + 115 bps), 除了以前买过自用的办公楼, 没有别的商业地产投资经验.
诚心请教投坛大佬们:
1. Is it good time to buy ?
2. It sounds like good long term investment, what do I miss here?
3. All cash or partially use credit line ?
