yes, high yield bond, but not high yield junk bond.

I think the risk/reward ratio in Texas is quite attractive for long term investor(buy-and-hold).  Otherwise, jy101 won't suggest a TZLC project there.

Also a disclaim, I live in the state with high value appreciation, will quite mild down turn hit though
