The best options are to work with the bank so that your loss can be forgiven by the bank. There are 2 options:

1) Loan modification. You still keep the property while modifying the loan to better terms such as lower APR or reducing the principal balance.

2) Short sale. You sell the property short but with the bank approval. You credit still get hit but not as hard as foreclosure.

Your credit will get hit bad from the forelosure. Depending on which state you live, the bank may go against you to recoup the loss.
