解读

第一，Release of Liability form的有效性取决于各州法律，而不是全美一刀切。 第二，release of liability一般只是防止friviilous lawsuit, 防止户主因为鸡毛蒜皮的小事来告。具体见下。

Whereas Releaser is willing to release XXX公司 from all claims and suits arising because of any work at the address above. Releaser hereby releases XXX公司 from all liability from any claims, 

一般来说，the release only covers ordinary risk and negligence that is foreseeable, but does not cover gross negligence or intentional harm.  所以虽然这里说“all liability from any claim”，实际上这个release只覆盖foreseeable risk.  一般户主可以说，我签字的时候，只可能foresee他们把我的草坪弄坏，不可能foresee他们的器械车撞到我的房子。所以器械车撞到房子这样的gross negligence，一般还是可以告的。注意这种论点要根据本州案例法，我只是举个例子，我并不知道你们州的法律标准和具体案例。

This release is only applicable to the property damage described above, and not any physical or emotional injuries suffered by any party.

这句话字面理解：release form只排除财产损失，人身伤害不在这个release包含之内。也就是如果你身心伤害了还是可以告。

Signing this release does not indicate the guilt or innocence of either party. This release applies to XXX公司's heirs, legal representatives, and any other representative
