There is a form called "30 days cure or quit", you fill it out to say 30 days no fighting or arguing, otherwise you start evict. 

If there is a fight/arguing (get evidence) within 30 days, post 3 days or 5 days notice for eviction. 

Then file eviction citing this lease provision, be ready to get other tenant as witness.
