当地主不容易啊

年初买了二房(见旧文《豁出去娶了二房 》),修整、出租,可是忙了一阵子。大房在离家20分钟的好区里,价高,环境美,是LD的选择,就由他来管;二房离家1小时路程,价廉物美,是俺的小钱库,由俺来照料。

一分价钱一分货,此话不假。找房客时,高价的大房和低价的二房马上见分晓。来看大房的,都是正经人家,高科技公司职员或经理。最后我们租给一单身中年女经理,LD连人家的credit也不查,其他就更不问了。现在每月提前几天就将租金自动打到我们账上。二房那边,却是三教九流什么人都有。Section 8、单身妈妈、黑人、老墨占多数,偶然也有几个亚裔,白人几乎不见。对那里的房客,我们可是十分仔细地查信用、职业、租房史,刨根问底真恨不得查他个祖宗三代。:-)

房客搬进去了,我们好不容易松了一口气,就等着收钱吧?真是想得美啊。开头的几个星期,几乎天天有房客的电话或email,一会儿抱怨冰箱不工作、下次又说blinds broke、sink leaks、、、弄得咱俩那阵子都不敢看电邮。大房那边LD几乎每隔几天就要跑一次,小敲小打的修理就自己动手做了,大一点的还得雇handyman。花了好些银子加时间后才终于安静下来。整的LD至今不敢给大房那边写email,生怕又惹出事来。二房那边呢,更是不得安宁。加上路远,我们只能周末去看看。为了省事,干脆也不修了,什么坏了,就买个新的替上,花钱免灾哈。好在买了home warranty,真有大事,可以cover.

当地主难啊。这还是在家门口,自己管着。要是离着几百上千里的Remote rental,恐怕就更是难了。

不过,万事开头难。现在那开头难处过去了,日子倒是容易过了,每个月就按时收钱吧(都是直接打到账上,快捷方便)。呵呵。

Lessons learned:
1. 买REO一定要做home inspection,找出所有的问题,fix them before rent it out.
2. home warrenty 是必须要买的。

Thanks for the reminder. I already used home warranty for one of the rental unit (furnace repair $50 out of pocket). Used it for my own house to replace water heater before, paid $80 out of pocket.

for small replacement, the warranty is fine, but whe it gets to the point that you need to replace something big, the home warranty company could always find excuse to get you pay big potion of it.

My experience:

case 1. replace furnace, i have to pay $1,200 for eletrical upgrade, duct transition etc, all hidden cost.
Case 2: replace water heater, i have to pay $350 for disassemble, and expansion tank etc.

Be careful with it.
